Commercial Roofing

Commercial Roofing in Springfield IL

Many people will find it surprising that the world of commercial roofing is completely different than that of residential.  Different systems, materials and challenges exist, meaning that installation is treated completely differently.  Because many more options exist for commercial roofing than residential, building owners must do more research and make more decisions before deciding on the best solution for their budget and application.  Additionally, instead of taking a few days to complete like a roof on a house, commercial systems can take over a month due to a building’s larger size and more complex installation requirements.

Given that most commercial roofs are flat, available options are designed to handle water or route it away in a way that doesn’t allow it to become destructive.  Depending on the type of building, pitch of the roof and material used, a building owner can expect to get 15-30 years out of their roof on average, even up to 50 in some cases.

It is extremely important that you use a contractor specialized in commercial roofing like Springfield Roofing to ensure that the complex installation of your  roof is done properly.

Tips From the Pros

"Commercial roofing projects are exceedingly more complicated than residential ones, and far more expensive.  As such, it’s crucial that you choose a contractor that’s very experienced in installing and maintaining these types of roofs.  Using a contractor that’s not specialized in such work will just lead to problems down the road." - Owner, Springfield Roofing

Commercial Roofing Options

The majority of commercial roofs today are made of single-ply (one-layer) systems that are durable and help reduce energy costs.
We install, repair, and maintain three main types of systems:

EPDM: Ethylene Propylene Diene Monomer is a Thermoset rubber material that’s monomer-based.  It is created from ethylene and propylene and cured before installation or becomes cured naturally post-install.  Sheets are large, meaning the number of seams is low, and are sealed using tape, cement, or caulk.  It’s important to note that EPDM roofs can be affected by expansion and contraction, so special attention is needed to ensure that the material hasn’t pulled away from fasteners over time.  Given that it’s fairly inexpensive and is clean and easy to install, EPDM roofing is the most widely used commercial roofing material in use today.

TPO: Thermoplastic Olefin or Polyolefin is a rubberized material made from ethylene and propylene, making it durable and hot-air weldable.  With seams having such a high-quality weld, some people refer to them as seamless, and they tout a strength 3-4 times more than EPDM.   A TPO roof in Springfield, IL is very resistant to impacts that would require a repair, and flex well with the movements of the building.  TPO roofing in Springfield, IL comes in white, gray, or black and is adhered to a substrate using a special glue.

PVC: Polyvinyl Chloride roofing was created specifically to hold up to ponding water.  Seams are welded with hot air to create protection from water penetration.  Because of its phenomenal ability to reflect radiant heat, it greatly lowers energy costs in places that get a lot of sun, making it especially popular in the southwest.  It also has good fire-resistant properties.   Please note that PVC roofing was not designed for load in cold weather as it becomes very brittle and can’t be walked on in temps under 50 degrees.

Metal: Less common but gaining popularity, sheet metal roofing is known for its durability and great ability to reduce energy costs.  Because it can easily last 50 years or more, a metal roof may be the only one that business owner ever has to install.  While we have many ask about roofing tin, that's used primarily for residential applications.
